This calculator estimates stamp duty, land transfer (registration) fees, and mortgage registration fees based on the state you select and the property value you enter, using the embedded rate tables in sharedData.stampDutyData as last updated for each state. It maps your choices to the required schedule by property use (principal place of residence or investment), first home buyer status, and description (new home, existing home, or vacant land). The engine applies each state’s tiered thresholds exactly as defined, including any “per” unit calculations, part-thereof rounding, percentage-of-total rules, exceptions, and the Northern Territory formula where specified. Fees are assumed to be for electronic lodgement where states indicate this, and the dutiable value is treated as the entered property value without adjustments. Queensland’s first-home concession note from 1 May 2025 is displayed when your inputs match the conditions, but all amounts are still calculated strictly from the supplied schedules. Outputs are rounded to whole Australian dollars and the total shown is the sum of duty, land transfer fee, and mortgage registration fee. The calculator does not include foreign purchaser surcharges, grants, additional concessions beyond those encoded in the tables, late or miscellaneous charges, timing changes after the last update, or any lender or settlement fees.
